Northfield Neighborhood - Meeting Minutes - 05/07/07

The meeting was called to order at 7:05 PM by Sebastian Wren, President. TREASURER'S REPORT: Joe Carcione, Treasurer, reported expenses of $707 ( newsletter), income of $991.32(memberships and newsletter ads) and a current balance of $1462.56.

5413 GUADALUPE (former Nursing Home, former Music Coop) Roland Galang (Urban Space), Michael Hsu and Kevin Stewart(Michael Hsu Design Office) presented information on a proposed development/use of the lot at above address. This lot is the site of the former Music Coop. The proposed development includes 22 one- and two-bedroom condo units, parking garage under the 2nd story at the south side of the lot, and a hoped-for 4 star Green Rating. Due to the size of the site, there will be needed either a change in zoning from current MF 4 to MF 5 or a variance (8% increase) to the FAR allowance. More information will be sent by nnadl.

TRIANGLE STAKEHOLDERS MEETING: Sebastian Wren is serving on the renewed committee which is addressing the issue of need for a parkland (per prior agreement with developers of the Triangle space) instead of the drainage ditch currently present. Sebastian states this committee meets during the daytime work hours. Sebastian requests any concerns about this be sent to him. Mary P. will check her records to search for original Triangle plans and also offers to be a backup for Sebastian in order to represent us at these committee meetings.

MARY PATRICK REPORT Mary reports of her recent 3 minute presentation (as private citizen) regarding unwanted density development such as "the Monster", an overly large super-2 type structure which looms over her backyard. She reports that response to her presentation varied: City Council felt that all that could be done was being done (McMansion and Super-2 ordinances);ask COA Nhood Planning and Zoning Dept. to change zoning from MF to SF3 (most of the neighborhood is zoned SF3): find out about ordinance that requires buyers to be residents of their structures for a certain period of time.

ANNOUNCEMENTS: * Jackson Boyett, Dayspring Chapel Pastor, reports the steeple was struck by lightening recently and will be replaced at the end of the month. He will let Sebastian know when this will occur so those who wish can watch the operation.

* The property at 502 W. 55th street was rezoned from SF3 to MF3 at the Planning Commission Meeting April 26, 2007. This followed the procedure of meeting with the residents within 300 ft and representatives of the NNA and the North Loop Neighborhood Planning Team.

* Newsletter Deadline is June 30th. Beka asks that neighbors contribute articles of interest, photos etc.

* Bruning Green Clean up May 13th 5-6:30 PM. Volunteers needed for weeding, general clean up. Refreshments will be served.

* Meeting Monday May 14th at 7 PM at the DayLabor Site. Meet with Ridgetop neighbors and County Commissioner Ron Davis to talk about the neighbors vision for Airport Blvd especially the area where the County offices are (and more are planned). Sebastian reports that the Ridgetop NA has already made great strides in improvements in this area via tree planting and improved bus stops and he encourages participation in what may prove a productive meeting about an area vital to both neighborhoods.
